The Town has reacquired one unit of the duplex on Stockwell Lane. The Affordable Housing property at 16b Stockwell Lane is now available for purchase.

16b Stockwell Lane affordableThe 2 bedroom unit for $193,514 is marketed as:

Great opportunity for a moderate income family in a wonderful neighborhood!

The option to purchase will be awarded by speed, not lottery:**

The first applicant to submit all documentation as noted below will have the first opportunity to purchase

(No open house is scheduled. See more on the application and viewing process below.)*

There’s a lot of paperwork that must be submitted with the application. So be sure to prepare by reading details in the brochure and application.

Applicants must meet specified moderate income criteria:

1. Income Limits:

1 person: $54,950      4 person: $78,500
2 person: $62,800      5 person: $84,800
3 person: $70,650      6 person: $91,100

2. Asset Limits @ $75,000
3. Must be 1st time home buyer (exceptions may apply)

For property details, open the brochure. For the application, click here.

*In last week’s Affordable Housing Trust Fund Committee meeting, Selectman Lisa Braccio explained that the Town’s consultant planned to accept applications on a first come, first qualified basis. Once at least three parties are qualified, she will schedule viewings of the property. At that point, applicants will have the opportunity to purchase in the order the qualifying paperwork was received.

**Updated (3/16/21 11:25 am): While the flyer states the application must be mailed, a notification from the Town indicates papers can be dropped off. It’s an important detail given the first come, first served process. The Town’s News Flash states:

Docs may be mailed or dropped off to 206 Ayer Rd in Harvard, MA during business hours. For more information: https://mcohousingservices.com/

(I had wondered how they’d prioritize paperwork that arrived by mail at the same time.)
