Planning Board in midst of Park Central Site Plan Review

On Monday, the Planning Board held a public hearing on their Site Plan Review of Park Central. The session scheduled for 45 minutes ran over two and a half hours. It will continue on July 11th at 7:00 pm.

According to Southborough Wicked Local, the board focused on the Townhouse project, the Residences at Park Central. But, they again took the opportunity to express their displeasure over the limitations imposed on their review.

SWL writes:

The Planning Board is still irked by the Zoning Board of Appeals granting certain waivers for the Residences at Park Central project, but decided Monday night to “agree to disagree” and start the site plan review process. . .

The townhouses will be made up of 47 three-bedroom units and 95 two-bedrooms, according to the presentation.

Residents asked more questions and again voiced concerns: 

Bantry Road resident Howard Rose, who opposes the additional traffic on local roads, said he likes that there are sidewalks in the development, but better safeguards should be in place on surrounding roads.

“I wish you would give the same consideration to the residents the town that already use these roads,” he said pointing to the Flagg Road area.

Sidewalks on Flagg Road weren’t recommended in the recent safety study conducted for the Town and presented to selectmen, though they were for Deerfoot Road.

Interesting concept to use a feeder onto little old Flagg as primary access for the residents of 322 proposed homes at Park Central. Those departing Flagg to Rt. 9 best hone their driving skills, for at times it’s akin to leaving the pits at the Indy 500. As the oncoming Rt. 9 westbound traffic accelerates from the Crystal Pond lights jockeying begins for access to the right turn lane where the options include (1) in and out of the liquor store, (2) in and out of Wendy’s, (3) in and out of Flagg, (4) in and out of Cumberland Farms, (5) in and out of the Red Roof, or veering onto 495N. Planning your rocket launch from Flagg into and across heavy traffic during the morning commute when you are looking directly into low bright sun is real sport. Had they kept the shoulder lines solid rather than dotted, the issue of people traveling down the right lane would have been (mostly) prevented. It’s downright treacherous at times trying to get off Flagg and on to Rt. 9. The Park Central issue will make it exponentially more dangerous, not to mention Flagg already being dangerous on its own.
